  • anticipated total returns from the unit (cash distributions and any change in the trading price of the unit)
  • the unit's current yield in comparison to other yield-oriented investments
  • historical and anticipated reliability of distributions
  • quality of Management and management structure
  • underlying asset value of the REIT's real estate, mortgages and other assets
  • general economic trends such as interest rates and consumer spending
